Très agréable studio meublé de 16 m² situé au rez-de-chaussée d'une petite maison calme (RDC + 1 étage) dans une rue à très faible trafic du quartier de la Côte Pavée, proche des lignes Tisseo L8 (arrêt Lanfant à 300m) et L1 (arrêt Pérignon à 450m). Le métro B (arrêt François Verdier) est à 1.2km via l’avenue Jean-Rieux. Supermarchés, commerces et laveries automatiques à proximité.

Le studio dispose d'un espace cuisine équipé de plaques chauffantes, d'un réfrigérateur et des ustensiles nécessaires avec deux espaces de rangement (sous les plaques chauffantes et sous l'évier).

L'espace travail comporte un bureau avec 1 niche et 3 tiroirs. Il bénéficie de l'éclairage naturel des 2 fenêtres. Une prise électrique placée derrière le bureau permet le branchement des appareils informatiques.

L'espace repos offre une banquette-lit de 80 x 200 cm avec 2 tiroirs. Une grande armoire avec penderie, étagères et tiroirs complète l'espace de rangement.

L'espace toilette est dans une pièce séparée avec lavabo, douche et WC dans lequel se situe le chauffe-eau électrique. Le WC dispose également d’un placard de rangement.

Des prises électriques sont disposées dans les 4 coins du studio, au-dessus de la cuisinette à côté d'un éclairage additionnel et derrière le bureau.

Le chauffage est assuré par une pompe à chaleur programmable basse consommation installée fin janvier 2025.

Le locataire a accès, avec les 3 autres locataires de la maison, à un agréable jardin intérieur exposé sud avec une petite table et des sièges sur une terrasse. Les vélos peuvent être parqués sous un espace abrité des intempéries par le balcon de l'étage.

Les charges comprennent les abonnements pour l’eau, l’électricité et l'entretien de la pompe à chaleur (qui restent au nom du propriétaire, ce qui évite toute démarche), les consommations d’eau et d’électricité (avec compteurs d’eau et d’électricité propres à l’appartement) et la taxe d’enlèvement des ordures ménagères. Une régularisation des charges basée sur les consommations réelles est faite une à deux fois par an et en fin de location.
