It is a quite residence of 10 independent studios all with exclusive outside area in a large green court yard and a large common solarium to relax.

all studios are equipped with a furnished private kitchen corner and bathroom with large shower

It is a very safe and quite place non visible from the public street

Many students boys or girls from all over the world since many years have stayed here for their studies in Nice.

the ambiance is friendly and respectful.
the rent price is agreed for ONE PERSON

VISITORS AND GUEST:
the utilisation of the studios. is limited to the person who will sign the contract
VISITORS are allowed to come from 08,30 to 21,30 they can be received ONLY IN THE COMON AREAS courtyard and roof terrasse it will not be allowed to receive visitors inside the appartement.
You can host overnighting Guests according to the availability of beds in the studio 1 or 2 maximum
the tenant is responsable of them and must inform me before by sms about the overnighting Guests and their arriving to fill the FICHE DE POLICE.
this condition will be written on the contract.

price  is all included ( rent , general charges, water ) 
except electricity calculated separately by a private counter.
The price of electricity will be calculated in according to the price per KWATTin France at the moment of staying.
( a normal consumption can vary from 15 to 35 euro depending on the season and above all on how to use energy)

We are qualified to receive the help from CAF ( centre allocation familiales) and help for students.

Supermarkets, train station, buses,Tram, restaurant, bars and all kind of commerces are close.

wifi free connection is available 7/7 ADSL only for a normal use
the connection is not convenient for TELEWORK
we can speak english, Italian, french, spanish, german, turkish, portuguese.

all studios have :
* private bathroom with shower  (bath towels are NOT furnished )
* a nice exclusive outside area in the courtyard or private garden with table and chairs to eat outside and enjoy the sun of Nice
* a private  kitchen corner equipped with all necessary stuff to prepare food and also dishes glasses cups forks knives spoon and so on.
* hot and cold water is in bath room and kitchen
* micro waves OR oven
* table and chairs inside
* a desk to study with table and chair
* a fan
* shelters 
* wardrobe
* single or double bed (bed linen , blanket pillow and all necessary for the bed are furnished )
* electrical independent air conditioning ( fan heat cool dry )
* On top floor a large solarium 100 squared meters with table and chairs + chaise long is available for common use.
. a double set of bed shits and pillow cover are provided

all necessary equipment to clean ( vacuum, brooms, iron , iron board and so on for free use)

the residence is very safe and secure there are one main gate + one metal mean sliding door  before entering the courtyard and then the door of the studio 
It is in a quite residential area of Nice no trafic noise or car pollution
It stands in a green area of Nice one large park is close. 

It has international ambiance with people from all nationalities and languages 

a large shopping center Carrefour is at only 7 minutes walk open from Monday to Saturday fro 8,00 AM to 10,00 PM.

few small supermarkets are also available late in the night.

there are several bus stops close to the residence.

the sea ( Port and beaches ) is at 900 meters 

city center ( old town Garibaldi Square ) is at 900 meters.  at 15 minutes walk 

deposit refunded at your departure if no damage are found in the studio.
a regular standard rental contract will be written and you will get a copy.
