L'appartement est totalement meublé et équipé ,il est traversant , très lumineux et dans un quartier calme tout en étant proche de toutes commodités ainsi que du centre ville.
Les étudiants n'ont plus qu'à déposer leurs bagages et se consacrer à leurs études.

L'appartement est situé en centre ville de Perpignan au pied du Palais des rois de Majorque, 5 minutes à pied de la Faculté de droit, 5 minutes à pied du conservatoire de musiques, 5 minutes à pied de l’Ecole 42, 5 minutes à pied de l’école IES Business School, et 15 minutes en bus des autres facultés (tous les arrêts de bus sont à 2 minutes à pied) .
Possibilité de se garer dans les rues aux alentours.

l'appartement comprend:
- Une grande pièce à vivre avec cuisine ouverte toute équipée ( hotte , plaque induction , four micro-ondes combiné, lave-vaisselle, grand frigo tout utile, machine à café Senséo, grille-pain , bouilloire....etc...ainsi que tout le nécessaire en ustensiles de cuisines , assiettes, verres, couverts..etc...
On y trouve aussi une grande table conviviale pour une colocation à 3.

- Le coin salon possède canapé, fauteuils, table basse, tapis et téléviseur.

- les 3 chambres sont toutes équipées de bureau, chaise, lit double, kit dressing, couette; les étudiants doivent juste apporter leurs draps, housse d'oreiller et housse de couettes. Chaque chambre possède une grande fenêtre donnant vue sur l'arrière de la copropriété sans vis à vis et au calme.

- la salle de bain est lumineuse avec porte fenêtre sur balcon, la douche est une douche à l'italienne.
- les WC sont indépendants.

L'appartement possède une grande terrasse sur laquelle se trouve une buanderie avec lave-linge, petit congélateur, évier, placards, étendoir à linge et tout le nécessaire pour le repassage et l'entretien de l'appartement.

La terrasse, exposé plein sud , elle est équipée d'une belle pergola, de mobilier de jardin et d'un espace BBQ ( uniquement BBQ électrique fourni) .
C'est une belle extension de l'appartement en lui même, elle permet de se détendre après une journée de travail bien remplie.
Pendant les différents confinements et les périodes de cours en distanciel nos étudiants ont particulièrement apprécié de pouvoir profiter de cet extérieur.

l'appartement est éligible aux APL , et le bail est un bail individuel/Etudiant.

Il est demandé une caution par étudiant
Un Garant sera demandé et la rencontre avec les Parents est vivement souhaitée.

Aucune démarche ne sera à faire pour l'eau, le gaz et l'électricité, tout a déjà été fait par le propriétaire.

Il est planifié un Service de Ménage 1 fois par mois à la charge du propriétaire et des 3 étudiants : soit 10 euros/mois/étudiants et 15 euros pour le propriétaire.
Ce service est apprécié chaque année par les étudiants et leurs parents, cela assure entre autre un entretien régulier des sanitaires et des parties communes, non négligeable en colocation.
