Alors, ce bel appartement refait à neuf en juillet 2021 et meublé de 58m² vous attend dans cette colocation de 2 personnes!

Plein centre ville de LORIENT, face aux Halles de Merville, proximité immédiate du Lycée Dupuy de LÔME ,SAINT-LOUIS, COLBERT et Marie LE FRANC.
Il se situe au 2ème étage sans ascenseur dans un petit immeuble calme et sécurisé (interphone et badge VIGIK). Une cave est disponible pour les vélos. L’arrêt de bus « Sécurité Sociale » est au pied de l’immeuble desservant toutes les lignes vers les facultés en 5’ (lignes CTRL T1b, T2,T3,T4,11,41E,42E).
Il est composé d’une entrée, d’une pièce de vie lumineuse , d’une cuisine totalement équipée, de 2 chambres (lit 140), d’une salle de bain et de WC séparés.
Face à l’immeuble, le stationnement est facile et gratuit sur la place des Halles.

Les couettes, oreillers, alèses sont fournis.
Nos amis les animaux ne sont pas acceptés, les fêtes et les soirées non plus pour préserver le calme de nos voisins. L’appartement est non-fumeur et chaque chambre ne pourra être occupée que par chaque colocataire UNIQUEMENT.

A proximité : un arrêt de bus, tous commerces, une pharmacie, une supérette, boulangerie, restaurants, bars, cinéma, administrations (sécurité sociale, CAF… ): tous les avantages de la vie au centre ville à pied!

- Chaque chambre possède une serrure à clé ;
- Les huisseries extérieures sont en PVC double vitrage ;
- La cuisine est équipée d’un lave-linge, d’un four à chaleur tournante, d’un four micro-ondes, d’un combiné réfrigérateur-congélateur, d’un aspirateur sans sac, d’un fer à repasser (table + étendoir), de l’électroménager habituel (grille-pain, cafetière, bouilloire) et de toute la vaisselle nécessaire ;
- Chaque chambre a un bureau, une chaise, une lampe d’appoint, un lit de 140, 1 chevet, 2 oreillers, une couette, une alèse, un placard fermé comprenant une étagère de rangement et d’un coin penderie aménagé.
- chauffage électrique de dernière génération.

L’appartement peut être loué uniquement en bail étudiant de 9 mois ou bail mobilité.

Les baux sont individuels.

Une caution de 2 mois de loyer hors charge sera demandée OU garantie STUDAPART OU garantie VISALE par colocataire ainsi qu’une assurance multirisque habitation qui sera à fournir au moment de la remise des clés.
Sans cette assurance, l’installation dans le logement sera refusée.

Un état des lieux sera effectué à l’entrée et à la fin du bail : chaque colocataire est responsable à 100% de sa chambre et à part égale pour les parties communes.

Le bail comprend la location meublée, l’accès internet, la TV connectée.
Les provisions sur charges mensuelles comprennent l’eau, le gaz, l’électricité,TEOM, charges de copropriété récupérables.
Ce montant a été fixé sur la base d’une utilisation normale des équipements. Une régularisation en fin de bail pourra être effectuée si les dépenses réelles dépassent les consommations normales.
